Dominate Google with Hyperlocal marketing

In today’s real estate marketing we are hearing the term Hyperlocal more and more.  Many real estate professionals are asking what does it mean, how does it work and why should I be interested?

The origin to the term Hyperlocal, can be traced back to the news media industry, whereby local citizens wanted access to news and information that was more closely related to their community, neighborhood or district, however the mainstream media was not reporting on. For the longest time, news such as local governmental issues, school sports & activities, neighborhood events, new developments taking place and especially the neighborhood real estate market – that have not necessarily been of interest for an entire city or broadcast area of a news channel or newspaper – largely had inconsistent coverage, yet the citizens were interested. The challenge for the media is how to cover news at a Hyperlocal level?

This question begins to be answered with the development of hyperlocal blogs, digital cameras and low cost portable video whereby now the citizens who live and work in a neighborhood or community can very inexpensively and easily do their own reporting, transcending to the term “citizen journalism”.

The power here is that the people do the reporting adding a new level of purity to the process as well as an opportunity for the community citizens to render feedback through comments and blog posts. The challenge is organizing your community, marketing your destination and locating consistent and compelling content.

 This scenario is the perfect storm for real estate marketing. The power to provide local thought leadership and newsworthy content is proving to be a huge opportunity for real estate brokerages and professionals who want to dominate their neighborhood. REALTORS are in the neighborhood, they meet the people, they have to keep close to the day-to-day activities in a neighborhood and never before has there been such a golden opportunity to own the neighborhood information portal online (aka a Hyperlocal blog site), because that is the delivery mechanism that the community can easily engage with.

Don’t get me wrong, certainly the newspapers, who are dying on the vine right now are seeing this same transformation and are trying to capitalize on it as you read this, however, they need the journalists that work or live in a neighborhood and cares about the activities going on that neighborhood and in my opinion, there is no one more suited for the role as local news leader than a real estate professional and NOW is your time to act. It’s time to start your own Hyperlocal news and information community.

Consequently, this type of information is what Google and the other search engines call “organic” content, since it is not necessarily marketing and promotion, but really news by real people. Guess what? Organic content is exactly the information that Google LOVES most, so the net effect of running a Hyperlocal blog is the potential to dominate the top positions of Google and the search engines for the area you are targeting. Not only that, but this type of marketing becomes incredibly valuable for the agent who becomes recognized for thought leading and engaging the neighborhood. Homeowners who join the community blog are more likely to conduct a transaction with the agent who is most visible in informing the community. A properly set up Hyperlocal system will of course showcase the local real estate market and properties available so you end up with a win, win, win, win between the owners, buyers, sellers and the REALTOR.

Agents who have successfully implemented a Hyperlocal strategy have increased their concentration of listings, increased their pool of buyers and are double ending more transactions.

Upcoming Facebook Pages design changes – Due soon!

They say end of Feb, but we are still holding our breath…

  • Overview of Changes Timing: Late February ▪ As part of a larger effort to improve user experience and promote consistency across the site, Facebook will be modifying Page and Profile layouts by simplifying how identity is managed and displayed. ▪ Changes to layout: ▪ Tab width changing from 760 to 520 pixels ▪ Pages will no longer be able to implement iFrames on their Page. All custom content will need to be on a separate, custom tab, which you can add using FBML or a custom application. ▪ Boxes will no longer appear on Pages or Profiles. This means that Pages will no longer include the Boxes tab, or the Boxes that currently exist on the left-hand column of your Wall/Info tab, underneath your Page's profile picture. You can move the content that currently exists in Boxes to a custom tab.

     

  • Key Facebook Terms Tabs, Boxes, FBML Tabs Tabs help organize the content on a Facebook Page. By default, every Facebook Page has a Wall and an Info tab (which cannot be removed). You can built a custom tab by adding the FBML application to your page and entering FBML code into it, so that it will display your custom content. Boxes Small, moveable application Boxes found on the Boxes tab and on the left-hand column of a Facebook Page’s Wall/Info tab. FBML Customize a rich, interactive experience on your Page using Facebook’s version of HTML. You can embed Flash animations or add a comments box to your custom experience (more info found on http://wiki.developers.facebook.com/ and http:// facebook.com/facebook- widgets/). The FBML tab can be as wide as 520 pixels and has no restrictions on height.

     

  • Get ready 3 easy steps ▪ PageAdmins will see a preview of what their tabs will look like after the design change, at least 2 weeks prior to launch. ▪ Getting ready is simple: 1) Adjust your tab widths 2) Remove all Boxes (if applicable) Sample preview of new 520px width on a 3) Create custom content in FBML on Page that hasn’t adjusted its tab widths a custom tab (optional)

     

  • Adjust your tab widths Step one ▪ Makesure all tab content will fit within 540 pixels ▪ Includes native tabs (Wall, Info, Events, Photos, Video, Discussions, Currently 760px Reviews, etc.) & custom tabs Currently 760px 520px 520px

  • Remove all Boxes Step two (if applicable) ▪ Click “Edit Page” and ensure that you have copied the code Remove all Boxes for any/all FBML boxes. ▪ Remove all Boxes from your Boxes tab and Wall/Info tab (underneath page profile picture) by clicking “Edit Box” and then “Remove Box.” ▪ Once your Boxes tab is empty, navigate to another tab and the Note: If you choose not to remove any Boxes, all Boxes and the Boxes tab will disappear. Boxes tab will simply disappear the day of the product change.

  • Move content to a custom tab Step three (optional) ▪ Move deleted content from Boxes to a new tab on your page by adding the FBML application to your page. ▪ Click “Edit Page,” locate the FBML application, and “Application Settings” to be sure the application is configured as a tab. If some of your Boxes were custom applications (not FBML), make sure that the Application Settings enable the application to appear as a tab, then follow the same steps above to convert that application into a tab. ▪ Click “Edit” to paste the code from your Boxes into the new tab. Adjust the code to arrange your content within the new 520px tab width.

  • iFrames Preserving iFrames (on a custom tab) ▪ If you currently use an iFrame in your page and must preserve the content of one or more of your iFrames: ▪ Create a wrapper application that lives on a canvas page.
